Edmonton City Council Approves Century Park Redevelopment with New 'Main Street' Concept

A New Pulse for the Southside: Century Park "Main Street" Gets the Green Light

City Council approves zoning shifts for a business-friendly retail hub, balancing modern development with local controversy over walkability.

Edmonton City Council has officially approved zoning changes for the Century Park redevelopment, introducing a retail-focused 'main street' designed to invigorate the area and attract new businesses.

 

This decision marks a significant shift from the original plan, which emphasized pedestrian-only pathways. The newly approved design incorporates street parking along 27 Avenue, aiming to create a more accessible environment for both motorists and pedestrians.

 

While some community members have expressed concerns about increased vehicular traffic, the developer, K&H Developments, believes this approach will enhance the area's appeal to retailers and service providers.

 

Located at 2401 – 111 Street NW, Century Park is strategically positioned near the Century Park LRT Station, offering residents and visitors seamless access to downtown Edmonton. The redevelopment plan envisions a dynamic, transit-oriented community featuring a mix of residential units, commercial spaces, and public amenities.

 

The approved zoning changes will facilitate the construction of mixed-use buildings up to 22 storeys tall, significantly increasing the area's residential density. This aligns with the city's broader objectives to promote sustainable urban growth and reduce urban sprawl.

 

Craig Haan, President and Partner at K&H Developments, emphasized the project's commitment to creating a balanced urban lifestyle. "At Century Park, our vision is to create a dynamic environment where residents enjoy access to essential amenities, green spaces, and a thriving community atmosphere," he stated.

 

The redevelopment plan includes the creation of a private road network and aligns with the City of Edmonton's new Zoning Bylaw, which came into effect on January 1, 2024. This bylaw aims to modernize zoning regulations, supporting a variety of housing options and promoting complete, walkable communities.

 

Construction is anticipated to begin in the spring of 2026, with the first phase focusing on the development of a 250-unit residential building. Subsequent phases will continue over the next eight to ten years, ultimately delivering approximately 2,500 housing units to the area.

 

The Century Park redevelopment is part of Edmonton's broader strategy to encourage infill development and create vibrant, sustainable communities. By integrating residential, commercial, and recreational spaces, the project aims to meet the diverse needs of Edmontonians and contribute to the city's long-term growth and prosperity.

 

As the project progresses, community engagement will remain a priority to ensure that the development reflects the aspirations and concerns of local residents. The City of Edmonton continues to encourage public participation in shaping the future of neighborhoods like Century Park.
